As of March 2026, Aste Florio tracks 20,550 active property auctions with upcoming sale dates across Italy. These numbers paint a picture of a highly active market: over 17,800 lots will go to auction between April and June alone. Here's what the data reveals, region by region.
The auction map: who dominates the market
The geographic distribution of auctions says a lot about the state of Italian mortgage credit. Sicily leads with the highest number of active procedures — 2,635 lots, accounting for 12.8% of the national total — followed by Lombardy with 2,200 and Lazio with 1,799.
| Region | Active auctions | % of total |
|---|---|---|
| Sicily | 2,635 | 12.8% |
| Lombardy | 2,200 | 10.7% |
| Lazio | 1,799 | 8.8% |
| Marche | 1,603 | 7.8% |
| Campania | 1,444 | 7.0% |
| Tuscany | 1,441 | 7.0% |
| Piedmont | 1,400 | 6.8% |
| Puglia | 1,326 | 6.5% |
| Calabria | 1,242 | 6.0% |
| Sardinia | 1,117 | 5.4% |
| Veneto | 857 | 4.2% |
| Emilia-Romagna | 748 | 3.6% |
Sicily's leading position is no surprise: the island has historically higher mortgage default rates. At the provincial level, Rome tops the ranking with 1,048 active procedures, followed by Cosenza (594), Perugia (581), Turin (533) and Catania (504).
Rome (1,048) · Cosenza (594) · Perugia (581) · Turin (533) · Catania (504) · Macerata (483) · Sassari (473) · Naples (466) · Bari (409) · Palermo (384)

What goes to auction: residential at 53%
More than half of active auctions involve residential properties — apartments, villas, townhouses — with 10,836 lots out of 20,550 total. The rest splits between commercial properties (5,179, at 25%), land (2,896, at 14%) and garages or parking spaces (1,639, at 8%).
| Category | Active auctions | % of total |
|---|---|---|
| Residential | 10,836 | 52.7% |
| Commercial | 5,179 | 25.2% |
| Land | 2,896 | 14.1% |
| Garage / Parking | 1,639 | 8.0% |
The 25% commercial share — including offices, shops, warehouses and workshops — is significant and reflects the difficulties of many Italian businesses. Those looking for commercial properties at auction will find no shortage of options.
Price ranges: three out of four auctions under €100,000
Looking at the residential segment only, the price distribution reveals an accessible market. Two figures stand out: 2,404 properties with minimum bids below €25,000 and peak concentration in the €50,000–100,000 range.
| Price range | Properties | % of residential |
|---|---|---|
| Under €25,000 | 2,404 | 22.2% |
| €25,000 – €50,000 | 2,842 | 26.2% |
| €50,000 – €100,000 | 2,979 | 27.5% |
| €100,000 – €200,000 | 1,788 | 16.5% |
| €200,000 – €500,000 | 671 | 6.2% |
| Over €500,000 | 165 | 1.5% |
In practice, 75.9% of residential auctions start below €100,000. The ultra-affordable segment (under €25,000) mainly includes small apartments in southern Italy and properties requiring renovation in inland areas. Those searching for residential auction properties will find the widest choice in the mid-range, between €50,000 and €100,000.
Price per square metre: it depends on the region
Analysing a sample of residential auctions from each region reveals striking differences in price per square metre based on minimum bids: from €1,055/sqm in Lombardy to €251/sqm in Calabria.
| Region | €/sqm (min. bid) | Avg base price | Avg size (sqm) |
|---|---|---|---|
| Lombardy | €1,055 | €135,892 | 97 sqm |
| Tuscany | €920 | €138,131 | 118 sqm |
| Sardinia | €839 | €206,560 | 185 sqm |
| Emilia-Romagna | €597 | €110,470 | 139 sqm |
| Campania | €592 | €91,812 | 117 sqm |
| Piedmont | €472 | €63,663 | 101 sqm |
| Sicily | €465 | €75,194 | 121 sqm |
| Veneto | €373 | €121,337 | 244 sqm |
| Puglia | €350 | €96,432 | 207 sqm |
| Calabria | €251 | €50,440 | 157 sqm |
Across all regions analysed, the admissible minimum bid averages 75% of the base price — a 25% discount guaranteed by law. This means a property with a base price of €100,000 can be attempted with a bid starting from €75,000.
Piedmont offers an interesting proposition: properties over 100 sqm at an average of €472/sqm minimum bid. In Piedmont, there are real opportunities for buyers targeting under €50,000. In Sicily, the average base price of €75,194 for 121 sqm means many apartments start at figures accessible even without a mortgage.
The calendar: 8,318 auctions in April
The April–June 2026 quarter concentrates the bulk of scheduled sales. April is the busiest month with 8,318 auctions in the calendar — roughly 277 per day. May follows with 7,397 and June slows to 2,117 (many June procedures are yet to be scheduled).
| Month | Scheduled auctions | Daily average |
|---|---|---|
| April 2026 | 8,318 | ~277 |
| May 2026 | 7,397 | ~247 |
| June 2026 | 2,117* | ~71 |
*June figures are partial: many procedures have not yet set their sale dates.
Anyone considering an auction purchase should act now: bids for April auctions typically need to be submitted 7–10 days before the sale date.
Property condition: defects, occupancy and renovation
One of the most common concerns relates to the actual state of auctioned properties. Analysing expert appraisals reveals figures worth knowing before making an offer:
- Occupancy: approximately 65% of properties are occupied (by the debtor or third parties). Post-award eviction occurs through a court order, but timelines vary.
- Rectifiable building defects: present in around 80% of cases analysed, with an average regularisation cost of approximately €5,000. These are mostly internal modifications (moved partition walls, altered windows) that can be resolved with a retrospective building notice (CILA in sanatoria).
- Condition: 40% of properties are in good condition, 30% in fair condition, and the remainder requires renovation work.
The presence of rectifiable defects is not necessarily a problem — it's actually the norm in the auction market. The regularisation cost is already deducted by the appraiser when calculating the estimated value. Always read the full appraisal before making an offer. You can find it on each property's page on Aste Florio.
