The olive oil and wine production facility is a reinforced concrete warehouse with a gabled roof, developed on a single level, with the exception of a portion used as offices on the first floor. The ground floor includes an entrance, a product exhibition and sales area, olive and grape processing zones, oil and wine bottling areas, restrooms, and storage facilities. The lands are cultivated with woods, olive groves, vineyards, and arable crops.
Features and Amenities
The masseria is built with tuff ashlar blocks and features vaulted ceilings (barrel and star vaults) and pitched roofs. It underwent internal renovation approximately ten years ago, including the creation of new restrooms and the restaurant hall. It is equipped with concealed electrical systems, a water system with potable water supplied via tanker trucks and cisterns, a septic tank sewage system, hot water production with water heaters, and heating/cooling with split units. The olive oil and wine production facility is complete with grounding systems, electrical, water-sewage, rainwater collection, process water and pomace collection and reuse, video intercom, surveillance, heating-cooling with heat pumps, and emergency lighting. Potable water is supplied from tanks. The complex also includes a storage room, a former sheepfold, and an ancillary area with ancient drinking troughs and cisterns. A canopy for storing finished products is present.

The complex is located in an agricultural area of the Municipality of Crispiano, with access from S.P. 581 Massafra Crispiano. The masseria and its appurtenances require substantial ordinary and extraordinary maintenance interventions. The lands are entirely located within the containment zone for Xylella Fastidiosa sub. pauca. The complex is for auction.
