Property for auction in Rome (RM) – Via Modolo The property for auction is a building plot with a building under construction, located in Rome, in the Colle del Sole area (formerly Tavernelle), at the corner of Via Modolo and Via Esterzili. The area, east of the GRA (Grande Raccordo Anulare - Rome's ring road), is predominantly residential and well-connected, accessible from the 'Ponte di Nona' exit of the Rome-L'Aquila motorway. The urban context is characterized by 'Areas with defined detailed planning' according to the Detailed Zone Plan 'O' nucleus no. 85 'Colle del Sole', with residential and mixed-use zoning. Surface Area and Internal Layout The lot measures 1,848 sqm, resulting from a reduction from an original lot of 3,198 sqm following transfers to the Municipality of Rome for road infrastructure and parking. The building, currently in a shell state, is designed as a single structure comprising ten terraced housing units. The reinforced concrete structure is completed up to the first floor slab, with approximately half of the pillars for the second floor slab also completed. Each housing unit is designed with a basement floor for a cellar and laundry room, a raised ground floor with an entrance, living-dining room with kitchenette, bathroom, and bedroom, and an attic floor used as a loft. The total gross usable area planned is 532.94 sqm. The complex is in a state of abandonment, with overgrown vegetation. Features and Provisions The original project envisioned load-bearing structures of reinforced concrete beams and pillars, mixed brick-concrete floor slabs, and internal partitions of perforated bricks. The external cavity walls were to be finished with light-colored lime plaster. Internal and external fixtures were planned in wood with plastic roller shutters. The roof was designed as a single pitched roof covered with traditional tiles. The project included energy saving systems (photovoltaic and solar panels, insulating materials), rainwater harvesting, and soil permeability for over 50% of the free surface area. Each unit would have had a private garden and private ground-level parking spaces. There are two vehicular gates, one on Via Esterzili and one on Via Modolo. Context and Connections The land falls within PTP no. 15/9 "Valle dell'Aniene" and is subject to a landscape restriction (L.1497/39), specifically within Area E3 with limited protection type TLb/12. The area is served by public roads (Via Esterzili and Via Modolo).
