Developable land for auction in Stradella (PV) – Viale Libertà 5 The property for auction is a large developable area located in Stradella (PV), on Viale Libertà – Via Depretis, on the western outskirts of the city's historic center. The area, which formerly housed the 'Sola Forni Gazzaniga' hospital facility, is now disused and almost completely demolished. The territorial context is urban, in continuity with the original urban fabric, approximately 600 meters from the central Piazza Vittorio Veneto, characterized by medium and low-density residential buildings. There are multiple access points to the area, located along Viale Libertà and Via Depretis. Surface area and internal layout The area has a total cadastral surface area of 23,214 m2. Currently, two buildings stand on the area: the main building, the former hospital, which is subject to historical-artistic protection. This neoclassical-style building has a 'C' shaped plan, articulated over two floors above ground, plus a basement and attic, with a total gross floor area of 3,468 m2. The second building is a small detached gatehouse-boiler room, measuring 90 m2, located along Via Depretis. The main building was constructed in 1852 and renovated in 1960, while the smaller building dates back to 1952. The property is in a very poor state of preservation and maintenance. Features and amenities The protected main building features facades with smooth ashlar surfaces, string courses, and an elegant cornice. The central body has arched openings with an entrance portico on the ground floor. The ends of the 'C' shaped wings are topped by a triangular pediment. The interiors are characterized by wide round-arch openings. The area is classified by the Territorial Government Plan as 'Urban Reconversion Areas' (ARU1), foreseeing residential (50%) and tertiary/tourism-hospitality (50%) uses for a projected usable area of 12,909 m2. The recovery of the historic former hospital building is mandated. Context and connections The area is well-connected, bordered by Viale Libertà, Via Depretis, and Via Achilli, with Stradella's new hospital facility located west of Via Achilli. The 'ARU1 – Via Depretis' Implementation Plan foresees redevelopment interventions including the creation of public roads, public spaces, and primary urban infrastructure both internal and external to the sector.
