The real estate complex for auction is a historic building located in the Municipality of Rodengo Saiano (BS), in the Monticella area, already existing in the 17th century and historically known as a farmhouse or villa Monticella. The property is situated in an isolated context, surrounded by uncultivated land, bordering to the North-East with the SP 510 (Sebina Orientale). The property is included in the current P.G.T. (General Territorial Plan), falling partly within the "ANCIENT FORMATION NUCLEI (NAF)" zone within Compartment 10 of the "Monticella" Integrated Intervention Program, and partly within "PRODUCTIVE AGRICULTURAL AREAS" and "URBAN PRIVATE GREEN SPACE".
Surface and internal distribution
The main and oldest building, the only one currently existing, is longitudinal in shape and develops over two floors above ground plus the attic, with two square-plan dovecote towers soaring above. The property, according to cadastral records, consists of multiple real estate units with residential (categories A/3, A/4), industrial (D/8), and special (D/7) uses, in addition to two agricultural lands classified as vineyard and arable land. The main building, corresponding to the original structure, is in a state of abandonment. A building project approved in 2009 envisioned the conservative restoration of the main building and the construction of new structures to recreate a complex with an internal courtyard featuring 47 residential units and one tourist/commercial unit, plus an extensive underground level designated as a garage. However, only demolitions were carried out, and the construction site was abandoned.
