The warehouse is situated in an industrial/craft area and borders other warehouses and the public road of Via Oleifici dell’Italia Meridionale. The building has been declared usable with usability certificate n.4526 dated November 11, 2004. Surface and internal distribution The warehouse, with a simple elevation, is intended for craft or industrial activities and is divided into two parts: the first composed of the front part with three levels, while the rear part consists of a single span that makes up a large area for processing and storing materials. In the entrance area, there is a processing area with a height of 3.30 m, and there are attached an office room, a changing room, and two small WCs. The covered structure of the aforementioned warehouse for the ground floor develops a total covered area of approximately 808 sqm. The usable internal height of the rooms, measured between the floor and ceiling on the ground floor, is 3.30 m, while the processing area is 9.06 m under the beam. Features and facilities The construction features include a foundation system, with the elevated part made of beams with prefabricated reinforced concrete columns, and the double-pitched roof is made of non-walkable prefabricated slabs. The flooring of the production area and the office on the ground floor is made of ceramic tiles. The anti-bath and WC rooms are equipped with classic sanitary accessories (pedestal sink and WC), with side coverings in tiles up to a height of 200 cm. The rooms on the upper floors are connected by an internal staircase, and the internal environments have flooring covered with laminate faux parquet and present internal separations in easily removable plywood panels. The courtyard and side avenues are completely paved. They are bordered by a fence made of a reinforced concrete wall with an average height of over 200 cm, while on the street-facing side, the fence is made of a reinforced concrete wall topped with prefabricated panels. Access from the public road to the relevant courtyard is via a metal gate with automation for opening and closing, and a pedestrian access through a metal door. Both the front and rear courtyards are equipped with lighting fixtures. In the rear courtyard, there is a simple elevation structure made of steel with sheet metal roofing, resting on the masonry for its entire length. In the avenue, there is an underground water collection tank. The heating system in the office rooms consists of convector radiators, connected with various heat pump generators for heating and cooling all environments. The warehouse is equipped with a fire network system but requires maintenance and updating of the CPI.
