The central building, previously used for finishing and printing, connects the main building with the older one to the west, which is arranged over two levels and designated for storage functions. The factory has a maximum internal height of 10.50 m and a minimum of 7.00 m. The general state of preservation is mediocre, with some portions requiring complete renovation. Features and Equipment The load-bearing structure of the buildings is made of reinforced concrete framework, masonry parts, and reinforced concrete slab floors. The roof is partly flat and partly features a metal structure with sandwich panels. The external fixtures are aluminum. The main floorings are industrial concrete, with some areas in single-fired tiles and ceramic. The electrical, water, and drainage systems are present but very old and require complete replacement. There are no photovoltaic or solar thermal systems. The property is equipped with fencing. Context and Connections The area is well-served and immediately connected to the motorway junction, ensuring excellent road links. Access to the property is from Via del Bozzolo via two vehicular gates and one pedestrian gate. The property is free for the procedure, and no hazardous waste is detected, although special plastic waste materials, thinners, tires, and general waste requiring disposal are present.
